Various factors are taken into consideration when an evaluation gets done. Nevertheless, one of the most important elements is probably comparative prices.

This means comparing your property with other properties in the area to determine the correct selling price; this comparison is not based on asking prices but actual registration prices.

"Value is determined solely by what a buyer is willing to pay in today's market," explains Zani. "Your house needs to be the cream of the crop and your asking price should be just below market value if you want to guarantee a quick and successful sale."

When Property to Link evaluates your property, the stand size, house size, condition of the property (interior and exterior) as well as the number of close-by amenities will be considered.

"The area where the property is located in is another major factor," says Zani. For instance, at this stage, properties in Midstream sell for an average of approximately R 17 000 per square meter while properties in Centurion sell for an average of between R 6 000 and R 8 000 per square meter.

Then there are external influences involved that you as homeowner have little to no control over: The current market conditions (supply and demand), interest rates as well as the social, political and economical conditions of the country.
